Questions owners ask before renovating or booking repairs

Are the three renovation package prices fixed?
The advertised starting prices include GST. After a site assessment, we can provide one agreed fixed price for the confirmed written scope. Structural work, consent-related work, concealed damage, premium materials and bespoke upgrades sit outside the package unless expressly included. Any variation or additional work is discussed and approved in writing before proceeding.
What happens if my renovation does not fit a package?
We move to the custom renovation pathway: consultation, site measure, condition and compliance checks, design and scope development, detailed proposal, contract and pre-start planning. This is the right route for layout changes, multiple rooms, higher specifications or unique property conditions.
Can you help assess whether renovating before sale is worthwhile?
Yes. The assessment can focus on presentation, function, likely buyer objections and practical improvement priorities. Any comments about potential value are general renovation guidance rather than a registered property valuation or financial advice.
Does property maintenance need building consent?
It depends on the scope, structure, plumbing, drainage, fire safety, and other factors. We can help you identify likely consent questions, but this is not legal advice. Always check requirements with your local council before work begins. All building work must comply with the New Zealand Building Code, including work that does not require a building consent.
How quickly can maintenance work be completed?
Timing depends on urgency, access, job size, materials, specialist trades, and whether consent is required. Once we understand the issue, we can provide a practical indication of the next available step.
Do you provide fixed quotes?
Yes, where the scope is sufficiently defined. The written quote identifies inclusions, exclusions, assumptions, provisional sums or allowances. Once a fixed quote is accepted, changes or additional work require an agreed variation; concealed conditions may require a new scope before further work proceeds.
Can you coordinate specialist trades?
Where the scope requires it, we can coordinate appropriately registered or licensed trades and other specialists. The responsible practitioner and required documentation depend on the work.

Do you work with Licensed Building Practitioners when required?
Yes. ValueBuild NZ is owner-led by a Licensed Building Practitioner, and we coordinate appropriately qualified professionals where restricted building work or specialist sign-off is required. The relevant LBP class still depends on the project scope, so confirm requirements with your council and relevant professionals.
What consumer protections apply to residential building work?
For residential building work costing $30,000 or more including GST, New Zealand law requires a written contract and prescribed pre-contract information. Residential building work also carries statutory protections, including implied warranties and a 12-month defect repair period. Your final contract should clearly cover price, variations, insurance, consent responsibilities, payments, timing, and dispute processes.
What records will I receive at handover?
Depending on the work, handover may include LBP Records of Work, electrical or registered-trade certificates, product warranties, maintenance information, inspection records, and council consent or Code Compliance Certificate documentation. The exact documents depend on the project and contract.
How do you manage asbestos risk in older homes?
Materials in older homes may contain asbestos. Suspected material should not be disturbed until the risk has been assessed. Where required, appropriately qualified surveyors, licensed removalists, or assessors are engaged and the work is managed under applicable WorkSafe requirements.
